Doyen Land provides a full suite of services to our Occupier Clients, who either rent or own their premises. <\/span><\/p>\nOur services are tailored to help ensure our Client’s premises support their core business as efficiently as possible in the short-, medium and long-term.<\/span><\/p>\nWe work with our Clients to understand their operational requirements and identify how their property meets those needs and where improvements or efficiencies can be made. <\/span><\/p>\nWe develop a strategy and manage the realisation of those efficiencies which often include:<\/span><\/p>\nLease exit –<\/strong> Whether this is through a natural end, the exercise of a break clause or through surrender, assignment or sub-letting.<\/span><\/p>\nDilapidations – <\/strong>Advising the Client on their repairing, reinstatement and decoration obligations contained in their lease. <\/span><\/p>\nMarket Search –<\/strong> Understanding the Client’s criteria around: location and transport needs, type and size of property, budgets and length of lease required. <\/span><\/p>\nWe provide a holistic comparison of different the options to include: the rental amount, service charges, time and cost of works to fit-out or otherwise carry out alterations to support the business and any constraints that may impact on the business. <\/span><\/p>\nLease Negotiation–<\/strong> Helping to ensure that leases are be reconciled, as far as possible, with the Client’s business plan and support their operations.<\/span><\/p>\nAlterations and Fit-Out Works –<\/strong> Provision of feasibility studies and Project Management services for capital works which may comprise extensions or alterations to existing premises or fit-outs of newly leased property. It is likely that various approvals will be required such as a license to alter from the landlord, planning and building control. Projects require careful management to ensure the works are delivered smoothly and efficiently so money is not wasted through delays and operational disruption.<\/span><\/p>\nMove Management –<\/strong> Moving is inherently disruptive and should be managed so that people, furniture, equipment and stock is relocated into the new premises. <\/span><\/p>\nIn the case of IT networks and servers, as well as heavy production equipment, the tenant needs to carefully plan and budget to provide either new equipment and systems in the premises which need to be commissioned and ready to go prior to the move, or to relocate the existing equipment as quickly and efficiently as possible.<\/span><\/p>\nFacilities Management –<\/strong> Ensuring that the premises offer a safe working environment and are fit-for-purpose.
