Our studies and appraisal comprise a multi-disciplinary exercise encompassing all aspects of the land and proposed construction, management, sales and leasing performance, statutory and legal compliance, market demand and planning.

 

Our approach typically comprises:

 

  • Development Appraisal Analysis of highest- and best-use, market demands, site constraints and opportunities, planning, budgets, timeframes and risks with recommendation outlining the development identified as having the highest return on investment.
  • Development Strategy Plan for the design and delivery of the Development encompassing the design, planning, contractor appointment, construction. The strategy considers the financing, marketing, sales and leasing as relevant to the development.
  • Procurement Strategy Developing a procurement strategy outlining the procurement route to be adopted when considering the development objectives and Client’s risk profile, the types of Contractors to be appointed, when and under what forms of contract as well as the roles and responsibilities of the various parties.
  • Risk Management Managing risk throughout the development period which identifies all potential risks affecting the design and delivery of the development, so they can be mitigated or avoided altogether.
  • Building & Managing the Team A development project potentially requires a large multi-disciplinary professional team, Doyen Land works with the Client to identify the best people to fulfil the various roles and manages their appointments. We manage and coordinate the activities of the professional team to develop the design and obtain the necessary permissions and approvals of local authorities.
  • Construction Management Managing the tendering and Contractor(s) appointment process, monitoring the works progress for quality and compliance and ensuring adherence with the contract and advising on changes if they arise.
  • On-going Appraisal Review Risks, opportunities and other challenges arise throughout the development process. Doyen Land regularly reviews the baseline development appraisal to identify how changes to the base assumptions affects the investment performance of the scheme and advises on remedial actions accordingly.
  • Marketing, Sales and Leasing Doyen Land will develop a strategy and manage the marketing, sales and leasing reconciled with key-milestones and the finance strategy.
  • Operations Doyen Land will establish the property management structure for on-going operations of the completed development.
