Delivering On Time & On Budget

Doyen Land’s Project Management services are tailored for delivering our Client’s project to meet their technical requirements on-time and on-budget.

We provide manage a diverse range of projects across all sectors ranging from relatively minor maintenance works, fit-outs, extensions, through to large-scale and complex new-builds.

We appreciate that each project is unique where our Clients and other stakeholders have different priorities around how their projects are designed and delivered. We therefore look at each project and the Client’s objectives from first-principles and tailor a bespoke procurement strategy which best meets our Client’s requirements. The service is broken down as follows:

  • Client Brief Working with our Clients to understand the project and their requirements, we prepare a briefing document outlining the project scope, budgets, programme the stakeholders and any other pertinent information which will affect the design and delivery of the project. The Client Brief is the baseline standard of the project which provides the reference point for all concerned parties.
  • Project Execution Plan Developing a Project Execution Plan describing how the Project is to be designed and delivered in a way that satisfies the requirements of the Client Brief. The Project Execution Plan includes: the parties which need to be appointed along with their roles and responsibilities, the reporting procedures, the approvals and permissions that need to be obtained, the procurement route to be adopted and the Contractor(s) who will be appointed.
  • Risk Management Maintaining a risk register throughout the course of the Project identifying any risks which may affect the design and delivery of the Project. The register contains an early-warning system assessing risk giving the Project team an opportunity to eliminate or mitigate that risk.
  • Building the Professional Team Identifying and pre-qualifying the professional team members needed to prepare the design, provide cost estimates and obtain statutory and other relevant approvals. We prepare the scope of services for each team member, obtain proposals and appoint the team members on our Client’s behalf.
  • Programme Management Maintaining the project programme in line with the Project Execution Plan and ensuring that each activity progresses as scheduled whilst mitigating any delays where possible.
  • Design Co-ordination Managing the design process to ensure compliance with the Client Brief and coordinate the design progression across the different disciplines.
  • Cost Monitoring Along with a cost consultant we advise the Client on project expenditure as it is realised and cost estimates of the design as it progresses. We also carry out value management of the design as it progresses looking for areas where costs can be reduced without affecting the project scope or adding further value for the same budget.
  • Local Authority Co-ordination Engaging with all relevant authorities early in the project to ensure compliance with their requirements, identifying and raising issues to the Client and carrying out negotiations where necessary.
  • Contractor Selection and Appointment Identifying and pre-qualifying potential Contractors and Suppliers in line with the Project Execution Plan and providing a recommended tender list to the Client. We prepare the tender package(s) and oversee the tender period, review the returns and submit a recommendation report to the Client for approval. 
  • Contract Administration and Works Supervision Advising the Client on the best form of contract for their Project, drafting and administering that contract and ensuring compliance with the terms.
  • Handover Managing the handover process to the end-user and compiling the building file as necessary.
  • Communication Keeping the Client informed throughout the course of the project via regular meetings with the team and stakeholders, monthly reports and special communications where necessary.
