Delivering Quality Surveying Services

To complement our Management & Advisory services, we offer traditional professional multi-disciplinary surveying services, which include:

 

General Practice

  • Red Book Valuations We can undertake valuations to advise Clients of the market value of their assets or potential acquisitions.
  • Rental Valuations Whether part of a rent review or negotiation of a new lease we can advise Clients on the rental value along with any reasonable incentives.
  • Development Appraisals Providing Clients looking to undertake development or enhancement works to their assets with a technical and commercial feasibility identifying the potential profitability of a scheme.
  • Lease Renewals We help Clients negotiate new leases with their landlords when their existing leases expire. 
  • Rent Reviews We help Clients negotiate interim rent reviews with their landlords where the lease allows it.

Building Consultancy

  • Building Surveys Inspecting buildings prior to freehold or leasehold acquisition and advising on any technical issues that may adversely impact our Client’s enjoyment of the asset.
  • Dilapidations Advice We can act for either landlord or tenant in identifying and negotiating dilapidations claims with respect to wants of repair, reinstatement and other lease obligations.
  • Condition Surveys We can inspect a property and prepare a report describing the condition of a property, typically at lease commencement where there are pre-existing issues to be documented.
  • Party Walls Where construction works are planned to or adjacent to a party wall we can advise administer the Party Wall etc. Act 1996 for the building owner or adjoining building owner including serving and responding to notices and negotiating a Party Wall Award.
  • Licenses for Alterations We can review and approve tenant’s alterations on behalf of landlords, to ensure that they do not adversely affect the building.
  • Design, Specification and Contract Administration In line with our Project Management service, we prepare designs and specifications for works, oversee the tender process and advise our Clients on forms of contract and procurement. We draft and administer the contract and ensure the Contractor’s compliance.
  • Planned Preventative Maintenance We manage maintenance programmes to freehold and leasehold properties by planning and costing a programme of works over a number of years, allowing our Clients to manage their cash-flow, reduce the volume of breakdowns and expensive emergency call-outs and procure the works in a cost-efficient manner.
  • Fire Insurance Valuations We can advise on the appropriate amount a building should be insured for to cover reinstatement costs in the event of partial or total destruction.
